If you scoff at the idea of having a land design plan done remotely, I don't blame you. Your first thought is probably, "How in the hell will someone ever be able to tell me about my land and what to do with it, never having set foot on it??!"
Well, once upon a time I had that same mindset, but as you can imagine, my opinion has spun around 180 degrees. I now absolutely think solid deer plans can be accomplished remotely and successfully.
Here's my top 5 reasons why:
Reason #1 - You can't hide from me. I can see many, many things, with multiple imageries, soils maps, contour lines and more.
Deer move somewhat predictably within hill systems, drainages, and along edges of vegetations changes. For example, if I can see your ridge system, I can predict that deer will walk about 10 feet below the view of the crest of the ridge. I see your oak flats, your pines, your wetlands, your wet holes, your sand soils, your fertile soils and your creeks and drainages. I see your food plots and your neighbors. I see your widened trails and your hunting cabin. Importantly, I see the property in the context of surrounding landscape. It's all there to be taken into consideration.
The world of opensource data tells a detailed story. To the trained eye the deer features pop - wetland, row crop, wooded hillsides, ditches, fencelines......
Reason #2 - If you put food plots in the wrong spot you will suffer from diminished deer returns.
I've already established that I can site soils and topography from digital maps. This means I have a fair sense where a food plot is physically possible. Most people, even those who have studied the options, will site food plots based on their biases - Where they tend to see deer, where its the flattest spot, where its easiest to access.
Plus, siting is only one element, size, shape, and how many is also a big deal. This all plays into strategy and success. Too many plots you spread deer too thin, too little you don't bring in the deer. Too big, you scatter the deer movement unpredictably. Before you hire that dozer - Are you sure that's the right thing to do? Even if you're 75% sure, this is your time, money and passion. Be 100% sure.

Reason #3 - You just want a second opinion gosh darn it!
Maybe you've settled on your habitat layout and feel pretty decent about it. Maybe you already had a consultant out or you've already had years of pretty good success connecting with nice deer. Still, you have been second guessing and stewing. With a virtual plan you can go over things with someone to help you decide once and for all if you're on the right track and what project to tackle next - Finally allowing you to feel good about your decisions!
Reason #4 - To settle a disagreement with a land partner.
Are you arguing with your fellow hunting partner in crime? Do you guys bicker about stand placement, access, what project to work on next? You may have given your land partner(s) a PowerPoint presentation and you still can't all agree. This is where a third party voice through the computer can help mediate. If you're not all on the same page, an uninvested mediator can come to your rescue. Helping you move forward together in the right direction once and for all.
Reason #5 - You can always turn a virtual plan into an on-site consult.
If I get going on a virtual plan with a client, and I can tell that there will be a lot of guesswork on my part, I will recommend a site visit. Any money put toward that virtual plan can be credited toward the site visit. It is rare, but if the property is large enough and complex enough it can happen. It is up to the client on how precise they want to be. If for example, they want to nail down the best spot for a platform blind, or have lots of questions and concerns on how to implement improvements, we can make a visit happen. No harm, no foul either way.
Remote Land Plans CAN WORK
Depending on what level of detail you are looking for, a virtual plan is not only cheaper, but can also save you thousands of dollars by preventing you from implementing several habitat projects that don't ultimately serve your end goals. If I don't feel good about the quality of a virtual plan, I will let you know. Ultimately - Your property, priorities, your call.
